Lucerne Grand

Poised to be a landmark in District 22, the forthcoming Lucerne Grand by CDL is strategically positioned near Jurong Lake Gardens. This expansive outdoor sanctuary is celebrated as one of Singapore's most scenic, featuring iconic sites like the Chinese and Japanese Gardens. The development boasts a prime location right beside Lakeside MRT station on the East-West Line, offering seamless connections to Boon Lay Way and Yuan Ching Road. Spanning a generous 145,313 sqft along Lakeside Drive, the land parcel is designated for both residential and commercial endeavors. Current plans envision an estimated 575 residential units complemented by over 10,760 sqft of integrated retail space. With a Gross Plot Ratio (GPR) of 3.6, Lucerne Grand condo is set to become a significant mixed-use complex in the vibrant western region.Just two stops from Lakeside MRT, residents can reach the Jurong East MRT interchange, which serves both the North-South and East-West Lines. Jurong East is rapidly emerging as Singapore’s “second CBD,” bustling with major retail destinations like IMM, JEM, and the recently unveiled J’den, alongside thriving business and office hubs. This exceptional blend of connectivity and urban growth makes the new launch at Lakeside Drive a compelling proposition for both future homeowners and astute investors.

Envisioned by CDL, Lucerne Grand will comprise five distinct residential blocks, each soaring 17 storeys high, anchored by a ground-floor retail podium. This commercial space, reportedly named Lucerne Galleria, is planned to feature an array of retail shops, diverse F&B outlets, and a substantial 700-sqm supermarket.Due to its advantageous orientation, many of Lucerne Grand’s units are anticipated to offer breathtaking, unobstructed vistas of Jurong Lake Gardens, presenting an irresistible draw for those who cherish nature. While neighboring developments such as Sora and LakeGarden Residences may enjoy slightly closer proximity to the lakefront, CDL’s latest project is expected to deliver comparable, if not superior, panoramic views of the verdant parklands. For families with young children, the location in Lakeside is particularly attractive, falling within a 1km radius of several esteemed primary schools. These include Rulang Primary, Lakeside Primary, Boon Lay Garden Primary, and Shuqun Primary, a significant advantage for securing preferred school placements. The eagerly awaited launch date for Lucerne Grand is projected to occur in late Q3 or early Q4 2026.

The Government Land Sales (GLS) tender for the Lakeside Drive site, which concluded on 8 April 2025, defied market expectations amidst an otherwise subdued GLS period. This coveted plot garnered an impressive six competitive bids, with City Developments Limited (CDL) ultimately securing the site with a robust offer of S$608 million. This figure translates to approximately S$1,132 per square foot per plot ratio (psf ppr). The other bids recorded were as follows: Frasers Property and Mitsubishi Estate Asia (JV) at S$550.6 million (S$1,025 psf ppr); CapitaLand Development and Sing Holdings (JV) at S$529 million (S$985 psf ppr); Wee Hur Holdings at S$503.9 million (S$938 psf ppr); Hong Leong Holdings and TID (JV) at S$495.2 million (S$922 psf ppr); and Sim Lian Group at S$488.2 million (S$909 psf ppr).Significantly, CDL’s winning bid marks the second-highest Out-of-Central Region (OCR) land price recorded this year, trailing only the S$1,388 psf ppr bid for the Bayshore Road site in March 2025. This strong competition underscores robust developer confidence in Singapore's Western region and signals a positive long-term growth trajectory for Lakeside and Jurong, reinforcing the promising investment outlook for Lucerne Grand.

Last sizeable land plot within the vicinityThe CDL project represents the final major residential development opportunity in this specific area. As Jurong continues its evolution into Singapore’s second Central Business District, new residences offering captivating lake-facing views are set to become increasingly rare and are likely to command significantly higher prices on the resale market. This positions Lucerne Grand as a prime first-mover advantage for discerning buyers targeting long-term appreciation.

First mixed-use project in the areaWhile proximate developments such as Sora and LakeGarden Residences also benefit from picturesque natural backdrops, they are exclusively zoned for residential use. The Lucerne Grand condo, conversely, distinguishes itself with the inclusion of a retail podium known as Lucerne Galleria, making it the sole mixed-use development in its immediate surroundings. This unique integration ensures residents will enjoy unparalleled convenience, with cafes, grocers, and lifestyle shops just steps from their door—a feature absent in neighboring condominiums. CDL’s established reputation as an operator of successful retail hubs, including City Square Mall, Sengkang Grand Mall, and Quayside Isle, provides further assurance of a thoughtfully curated and vibrant retail experience. The development is poised to become the area’s central lifestyle hub, offering a distinct edge in attracting future homebuyers and investors.

Competitive launch pricePricing benchmarks from surrounding projects offer valuable insight into the anticipated launch price for this new condominium at Lakeside Drive. Sora, which debuted in 2023, saw prices reach up to S$2,216 psf, while LakeGarden Residences, launched in the same year, hovered around S$2,120 psf. Further east in Jurong East, the J’den development, also launched in 2023, is already achieving figures close to S$2,317 psf.Industry analysts predict that Lucerne Grand could enter the market at approximately S$2,400 psf. This projected price point remains within a competitive and accessible range, especially considering the land bid of S$1,132 psf ppr. This allows developers healthy profit margins while ensuring relative value for prospective buyers.

The forthcoming Jurong Regional Line (JRL), conveniently accessible via the Jurong East station, is poised to dramatically enhance connectivity for future residents of Lucerne Grand. This new MRT line is specifically designed to cater to the western region, establishing crucial links between key nodes such as the Jurong Lake District, Nanyang Technological University, and Tengah.Residents will benefit from more direct and efficient commuting options, reducing the reliance on multiple interchanges. Daily journeys to major employment centers and educational institutions will become notably quicker and more convenient, particularly as the Jurong Lake District solidifies its role as Singapore’s second CBD.Beyond mere convenience, improved rail infrastructure typically underpins robust long-term demand for properties. As infrastructural advancements continue across the West, Lucerne Grand is well-positioned to capitalize on both heightened liveability and future capital appreciation.

Retail and shopping: Lucerne Grand is merely two MRT stops away from Jurong East, a vibrant retail nexus featuring major shopping centers such as IMM, renowned for its factory outlets; JEM, housing anchor tenants like IKEA and FairPrice Xtra; and Westgate. Additionally, local neighborhood malls including Taman Jurong Shopping Centre and Boon Lay Shopping Centre offer a range of F&B options, banking services, and other daily necessities.Food and hawker fare: For aficionados of local gastronomy, Taman Jurong Food Centre and Boon Lay Place Food Village stand as beloved nearby establishments. These long-standing hawker centers present a rich tapestry of affordable Singaporean delicacies, from aromatic nasi lemak and classic Hainanese chicken rice to savory satay and flavorful laksa.Parks and green spaces: The development’s close proximity to Jurong Lake Gardens is a significant lifestyle advantage. Spanning over 90 hectares, these gardens are a cherished national attraction, perfect for invigorating jogs, leisurely cycles, kayaking adventures, or relaxed family picnics. The iconic Chinese and Japanese Gardens within are currently undergoing redevelopment to further enhance their historical and architectural allure.Schools and education: Lucerne Grand is anticipated to be situated within a 1km radius of Rulang Primary, Lakeside Primary, Shuqun Primary, and Boon Lay Garden Primary, making it highly appealing for families prioritizing school admissions. Furthermore, secondary schools, polytechnics, and esteemed institutions like Nanyang Technological University (NTU) are all within convenient reach.Healthcare: For residents requiring medical services, Ng Teng Fong General Hospital and Jurong Community Hospital in Jurong East are accessible in less than 10 minutes by either train or car, providing reassurance and peace of mind.

The investment potential of Lucerne Grand is intricately linked to the Lakeside area, which is a pivotal component of Singapore’s future economic and infrastructural expansion. As detailed in the URA’s Master Plan for the West Region, several transformative initiatives are underway:

Jurong Lake District (JLD)Encompassing 360 hectares, the JLD is slated to become the largest mixed-use business district outside the downtown core. Beyond conventional offices, this district will seamlessly integrate retail hubs, recreational spaces by the lake, lush green corridors, and vibrant residential communities. By 2035, the area will benefit from the convergence of four MRT lines, providing direct links to the CBD, Changi Airport, and beyond, positioning it as one of the nation's most accessible locales.

Jurong Innovation District (JID)Just a brief drive from Lakeside Drive, the JID is conceptualized as Singapore’s epicenter for advanced manufacturing. It serves as a dynamic ecosystem, drawing together high-tech industries, cutting-edge research institutions, and innovation laboratories—including Nanyang Technological University (NTU). Connectivity within the district will be significantly bolstered by the Jurong Region Line, ensuring its robust integration with surrounding residential zones.

Tuas PortSingapore’s next-generation maritime gateway, Tuas Port, is slated for full operation by the 2040s. This monumental project aims to consolidate container operations and significantly elevate logistics efficiency. More than just a port, this mega-development will generate substantial employment opportunities in the maritime and logistics sectors, while also streamlining production-to-market timelines for manufacturers located in Tuas and Jurong. Its sheer scale and strategic importance establish it as a future economic powerhouse, with positive ripple effects extending throughout adjacent areas, including Lakeside.
