Amberwood at Holland

Amberwood at Holland stands as an upcoming residential marvel situated on Holland Link, nestled within the evolving Holland Plain precinct in the esteemed District 10. This project, brought to life by Sim Lian Group, introduces a distinctive private residential choice within a low-rise, landed housing enclave. This area retains an unspoiled charm, contrasting with the increased density found in other parts of the Core Central Region. Designed to captivate discerning buyers, Amberwood at Holland promises a serene living environment without compromising on vital accessibility and modern lifestyle conveniences. Enveloped by lush greenery and established landed properties, it perfectly merges exclusivity with robust connectivity to Singapore’s primary employment hubs, educational institutions, and vibrant lifestyle destinations.

Amberwood at Holland is envisioned to encompass approximately 230 residential units, thoughtfully spread across a low-density site. This 99-year leasehold development occupies an expansive land parcel of about 185,141 sqft, allowing for generous landscaping and comprehensive communal facilities, a rarity compared to many contemporary urban projects. A key advantage of this development is its prime location within an exclusive landed housing enclave. Unlike numerous newer projects in high-density urban zones, Amberwood at Holland is poised to offer a more private and peaceful residential experience, enhanced by verdant surroundings and an appealing low-rise streetscape. The development will also feature an early childhood development centre (ECDC), providing essential infant care and childcare services. This facility, spanning at least 5,382 sqft of gross floor area (GFA), will bring considerable convenience to families with young children, significantly boosting the project’s family-friendly appeal. Beyond its immediate vicinity, Amberwood at Holland benefits from its strategic position within the broader Holland Plain precinct. Residents will find themselves close to renowned lifestyle hubs such as Holland Village, Bukit Timah, and Dempsey, while also enjoying easy access to major employment centers like one-north and the CBD.

Amberwood at Holland will take shape on the Government Land Sales (GLS) site along Holland Link, a highly sought-after parcel that garnered significant developer interest due to its unique placement within the exclusive District 10 landed enclave. The tender for this site concluded on 29 July 2025, attracting five competitive bids. Ultimately, Sim Lian Group emerged as the successful bidder, tabling an offer of S$368.37 million, which translates to approximately S$1,432 psf ppr. The Urban Redevelopment Authority (URA) officially confirmed the site award on 7 August 2025. Adjacent to this development lies another residential GLS site, identified as the Holland Plain GLS parcel, projected to yield around 280 additional private homes. Sim Lian Group also successfully secured this adjacent plot on 12 May 2026, with a land rate of S$1,491 psf ppr, having been the sole bidder in that tender. Combined, both projects could introduce a total of approximately 510 new homes into the nascent Holland Plain residential enclave. With stewardship over two contiguous GLS plots in the precinct, Sim Lian is exceptionally positioned to craft a unified and compelling residential offering across both developments. This strategic acquisition further solidifies the developer’s presence within the Bukit Timah and Holland corridor, anticipating the next wave of new property launches in the coming years.

Amberwood at Holland is an integral part of the forthcoming Holland Plain residential enclave, an exceptionally unique housing precinct meticulously planned within Singapore’s central region. In stark contrast to many high-density residential districts, Holland Plain is conceptualized as a thoughtfully curated low-rise neighborhood, dedicated to preserving the lush greenery and the distinctive landed housing character of its surroundings. Positioned strategically between Bukit Timah and Holland Road, the precinct is nestled within one of Singapore’s most established and affluent residential corridors. Holland Plain is designated for approximately 2,500 new homes, indicating that future developments in this area will maintain a relatively limited supply. This deliberate planning fosters a profound sense of exclusivity and privacy for its future residents. A fundamental planning concept underpinning Holland Plain is the seamless integration of nature with residential living. The URA’s expansive vision for the area encompasses extensive landscaping, abundant open spaces, and innovative water-sensitive urban design elements. The upcoming condominium in Holland Plain is expected to seamlessly connect with a future Community Plain park, while the planned Holland Green Linear Park will gracefully trace the southern boundary of the precinct. This verdant corridor will ultimately link directly to the Rail Corridor, thereby becoming part of a broader ecological and recreational network that provides residents with access to significant nature destinations such as the Bukit Timah Nature Reserve, Hindhede Nature Park, and Rifle Range Nature Park. Furthermore, thoughtfully designed “green fingers” are slated for introduction between future residential developments. These inviting, pedestrian-friendly pathways are intended to enhance walkability throughout the precinct, simultaneously improving access to parks, amenities, and nearby transport connections. With its harmonious blend of accessibility, abundant greenery, and coveted exclusivity, Holland Plain is rapidly emerging as one of the most distinguished residential enclaves within District 10.

Amberwood at Holland delivers an exceptional equilibrium between tranquil living and outstanding accessibility. While the development is peacefully nestled within a quiet landed enclave, residents are afforded effortless connectivity through nearby MRT stations and major expressways. King Albert Park MRT Station, located on the Downtown Line, is conveniently within walking distance of the property. From this station, residents can effortlessly journey directly to key areas such as Botanic Gardens, Bugis, Chinatown, and Marina Bay. The Downtown Line also significantly enhances access to numerous educational institutions and business hubs across Singapore. Crucially, the station is projected to become an interchange with the future Cross Island Line (CRL), with its completion targeted for around 2032. For motorists, the Pan Island Expressway (PIE) is readily accessible, ensuring smooth commutes towards Orchard Road, Jurong, one-north, and the Central Business District. Holland Road and Bukit Timah Road further bolster connectivity within the central region. Additionally, the surrounding Bukit Timah and Holland area is well-served by several bus routes, enhancing daily accessibility for residents traveling to nearby schools, shopping centers, and lifestyle destinations. Within the Holland Plain enclave itself, a new bus stop is also planned for the southern end of the residential sites, which is expected to improve first- and last-mile connectivity within the precinct as the neighborhood matures.
